Budget

Establishing a budget is very important, as it helps determine the style of your house, addition, renovation or commercial project. A budget also serves as a guide throughout the building process.


Builder Selection

Choosing the right builder is the most important decision you will make. When you select Ken Otke Construction, we’ll help you make informed, important decisions, right from the beginning of your construction project.


Site Planning

Start your project right by asking a lot of questions before purchasing the location for construction. For instance, you'll want to know:

  • Will the style of house that you want work with the terrain of the property?
  • Is the property served by public utilities or will you have to drill a well?
  • What are the zoning restrictions, building set-backs, and future development plans for the area?
  • Is there an architectural committee that will need to approve your plans?
  • Are there any drainage issues?

Decision Time

Let us create your house plans and custom home designs. We are a design-build company. Our house plans include the elevations, floor plans, drawings and prints needed for us to build the home of your dreams. We understand the home design process.

After you’ve chosen your lot, a site plan is developed and the building parameters of your property are determined. At this time, Ken Otke Construction begins the design of your dream home or office. If you need an addition or renovation, the design process begins by linking the existing structure to the new design.

Outlining your wants and needs upfront is an essential part of the design process. Our “Getting To Know You” questionnaire provides us with the necessary information to begin the estimating and design process, essentially building your home on paper. During this process, you will be making some of your most important decisions – decisions that will influence your satisfaction with your home for years to come. The Otke “Getting To Know You” process provides a final design that fits your lifestyle.

From paper to the computer, we transform your ideas to satisfy your functional needs and square-footage requirements while staying within your budget. You can expect itemized bids, plus detailed estimates and specifications, from us upfront. Detailed plans may include:

  • Site plans
  • Foundation
  • Floor
  • Roof
  • Elevations
  • Schedule of room completion
  • Floor covering plans
  • Electrical plans

Pricing Structure

You will have the security of knowing what your home will cost before the project begins. We offer two pricing options for our customers:

Contract Job
Ken Otke Construction provides a prospective homeowner with a contract for the total contract amount, which can include allowances. A detailed contract accompanies this pricing structure, so the owner knows exactly what his contract includes. The contract amount can increase or decrease from the original amount, as changes are made. Change orders will be issued before work is completed.

Design-Build Job
This building process allows budget decisions to be made along the way. Ken Otke Construction provides the homeowner with copies of all invoices throughout the build process, and is paid a percentage of the total cost of the project.

With either of the above pricing options, multiple bids are obtained from subcontractors to ensure pricing is competitive and our customer benefits from the best price available.


Contract To Build

Dreams and ideas now become reality. After the final plans and the budget are approved, a contract is executed so we can begin building your custom home, addition, renovations or commercial project.

We want to build your project from the design stages to navigating you through interior selections to constructing your house with quality materials to finalizing every finishing detail. We guide you through the entire selection process.

Ken Otke Construction provides you with a project selection timeline to keep you on schedule and informed about the building of your home or project. This keeps the entire process running smoothly, and helps keep us within your budget.


Construction Phase

Ken Otke Construction builds your house, addition, or project using the highest-quality materials your budget permits.

We finish your home in a timely and efficient manner. During the building process, we realize you may want to make some changes along the way. We document these through change orders, which helps keep you on top of your budget at all times during the project.

The construction foreman assigned to your project is available for any questions and guidance. On-site meetings are typically scheduled throughout the process to make sure we’re meeting your high expectations – from staking out the job to laying out the cabinetry.


Customer Care

Our goal is to have happy customers from the beginning to the end of the building project. Towards the completion of your project, a final inspection will be scheduled to allow you to walk through to make sure you are completely satisfied before moving in. We welcome your feedback even after you’ve moved in and had a chance to enjoy your new surroundings.

Prior to your one-year anniversary, we will contact you to make sure everything is still to your satisfaction.
